Your connection to MHP’s ONE
Mortgage Program doesn’t end when you close on your new home. After you buy, we
will continue to support you with free post-purchase education and counseling
through the HomeSafe Program.
First, all ONE Mortgage homeowners
are required to complete a post-purchase HomeSafe Workshop, at no cost to you, within
one year of closing on your property. Topics discussed include:
- Home maintenance and repairs
- Lead paint
- Budgeting
- Insurance discounts
- Grants
- Tenant management
- Refinancing
- Other resources available to homeowners
Additionally, some HomeSafe
Workshops offer customized classes for owners of specific property types (i.e. condominiums, single-family homes or multifamily
homes).
HomeSafe courses are also
available to SoftSecond and ONE Mortgage homeowners looking to further their homeownership
education in the years following their closing.
All ONE Mortgage and SoftSecond
homeowners may also take advantage of free one-on-one post-purchase counseling
services. These counseling services provide you with the opportunity to discuss
a wide variety of issues affecting your role as a homeowner with industry
professionals who can provide guidance and suggest resources relevant to your
circumstances. These counselors provide invaluable assistance when you fall
behind in your payments, but they can also help you through other common issues
related to refinancing or selling; budgeting; and planning repair, maintenance
or updates to your home.

Are You Selling?
If you are selling your home and bought it with either a SoftSecond or ONE Mortgage loan, these are the steps you need to take to satisfy your loan requirements.
SoftSecond Loan Program: If you bought your home with a SoftSecond loan, your first and second mortgages are owned by your lender. Only your lender can provide payoff information for your first and second mortgages. Review your mortgage invoices for contact information of your lender.
If you also received a subsidy mortgage from MHP, this would be considered your third mortgage. When selling your property, you are required to pay back this subsidy mortgage to clear the lien on your property. To do so, please complete the MHP payoff checklist and email it to onemortgage@mhp.net or fax it to 617-330-9111. Please be sure to complete the form as accurately as possible. Incomplete payoff requests will cause delays in processing.
If you bought with ONE Mortgage: If you bought your home with a ONE Mortgage loan, your first mortgage is owned by your lender. Only your lender can provide payoff information for your first mortgage. Review your mortgage invoices for contact information of your lender.

Some homeowners may qualify to have their subsidy debt erased, such as if you have lived in your home for the full 30-year term of your mortgage. For more information, email onemortgage@mhp.net.

Are You Refinancing?
SoftSecond and ONE Mortgage homeowners looking to refinance must repay the amount of subsidy used or request information on MHP's subordination policy.
Subordination applications are reviewed by MHP upon receipt of all required documentation. Contact MHP for more information on the subordination approval process. The application processing time typically takes between 10 to 15 business days and will require the applicant to speak with an MHP approved HomeSafe counselor.
If you are refinancing and paying off the MHP Subsidy Mortgage you need to complete a payoff checklist and return it to MHP along with the commitment letter for your new financing. MHP will then calculate the subsidy payoff and invoice you for the amount of subsidy that has been applied to your SoftSecond or ONE Mortgage. Borrowers who are cashing out more than $10,000 will be contacted by a HomeSafe counselor.
Payment is due in full once the invoice has been received by the borrower. MHP does not offer any payment plans. Once MHP has received payment in full you, or whoever has been designated as your payoff representative, will receive a discharge releasing the MHP Subsidy Mortgage. MHP is not responsible for the recording of this discharge or any fees associated with the recording. Please reference section 15 of your MHP Subsidy Mortgage.
